Washington House Plans

Explore our collection of Washington house plans, featuring a range of designs that adapt to the Pacific Northwest's unique style, from modern urban dwellings to rugged mountain retreats.

Our diverse collection of Washington house plans is full of homes designed to thrive in the Evergreen State's varied environments. From the rainy, lush landscapes of Western Washington to the drier, four-season climate of Eastern Washington, our portfolio offers designs that fit seamlessly into any setting. Whether you are building on a narrow lot in Seattle or expansive acreage in the Palouse, our plans offer a practical foundation for a home that combines regional suitability with modern living standards.

What Are Washington House Plans?

Washington house plans come in styles that complement both the contemporary and rugged aesthetics of the Pacific Northwest. The collection includes a wide mix of architectural styles, such as Craftsman, Northwest modern, contemporary, and rustic lodge styles. A key focus for these homes is bringing the outdoors in while keeping the elements out. This often means large windows to capture light on grey days, generous roof overhangs to shed rain, and layouts that emphasize indoor-outdoor connections. These customizable Washington homes can be made to adapt to your specific lot and personal requirements, balancing aesthetic appeal with the functional needs of urban and rural homes alike.

Key Features of Evergreen State Designs

Our plans incorporate specific elements that make them practical choices for building in Washington:

  • Rain-Aware Design: Deep roof overhangs and covered porches are ideal for combatting constant rain and allowing outdoor use year-round.

  • Maximizing Natural Light: Designs often feature large windows, skylights, and clerestory windows to bring in as much daylight as possible. Got great views? You can enjoy those, too!

  • Sloped Lot Adaptability: Many Washington lots, especially near water or mountains, feature significant slopes. Our collection includes daylight basement plans and hillside designs that work with the topography.

  • Energy-Efficient Construction: Washington has some of the strictest energy codes in the nation. We offer an ENERGY STAR® package on all plans, which will give you the specifics to build to this standard for your location and allow you to achieve an energy-efficient home in Washington.

  • Natural Materials: Exteriors frequently use a mix of cedar, stone, and fiber cement siding to blend with the natural surroundings.

  • Open Living Areas: Great rooms that combine kitchen, dining, and living spaces are standard, fostering a relaxed lifestyle, better viewing potential, and improved airflow.

Finding Your Ideal Washington Home Design

Our portfolio offers a wide range of styles to match your specific building site and budget. You can find efficient modern designs perfect for city infill, as well as sprawling ranch homes suited for acreage on the east side of the Cascades. Use our search filters to refine options by square footage, number of bedrooms, or specific features—like vaulted ceilings or a walkout basement—to find the blueprint that matches your requirements.

If your project requires engineering services, we’re here to help. Through our nationwide network of licensed engineers, we can connect you with qualified professionals who can review, update, and structurally stamp your house plans to meet the permitting requirements of your state, county, or local municipality, if needed. Frequently Asked Questions

What architectural styles are most popular in Washington?

The Pacific Northwest has a distinct style often called "Northwest contemporary," which features clean lines, natural wood, and glass. Traditional Craftsman, bungalow, and Victorian styles are also staples in many established neighborhoods.

Do Washington homes have basements?

Yes, daylight (walkout) basements are extremely common, particularly in Western Washington where many lots are sloped to capture views. In flatter areas, crawlspaces or slab-on-grade foundations are also used depending on the water table.

Are these plans designed for the strict energy codes?

Washington State Energy Code (WSEC) is very demanding. While our plans are designed to national energy standards, your local builder and energy consultant may need to adjust specific insulation values or mechanical systems to meet the specific WSEC credits required for your permit.

How do these plans handle the rain?

Features like deep eaves, covered entryways, and simple rooflines that shed water away from the foundation are common. Durable siding materials like fiber cement are often specified to resist rot, moisture, and insect damage.

Can I modify a Washington house plan?

Yes, customization is often necessary to fit specific lot dimensions or view corridors. You might want to add larger windows to face a mountain view or raise and vault ceilings to increase the feel of the space. Click "Modify This Plan" on any plan page to receive a free estimate for your desired changes.

Do you have plans for narrow city lots?

Yes. Density is increasing in cities like Seattle, Tacoma, and Bellevue, and we've taken notice. We offer a robust selection of narrow lot house plans that maximize living space while adhering to setback requirements. And they come in all styles!

Are these homes designed for seismic activity?

The Pacific Northwest is an active seismic zone, so structures must be engineered with earthquakes in mind. While our stock plans are designed to meet general structural standards, you will need a local structural engineer to review and stamp the plans to ensure they meet the specific seismic load requirements of your building jurisdiction. This is a normal part of building in Washington.
