What is a narrow lot house plan?

A narrow lot house plan is one with a tighter width and façade than most. Our collection includes modestly narrow homes in the 40' to 50' width range perfect for the average neighborhood as well as super narrow homes under 20' across. These designs are stylistically diverse and range from tiny to expansive, because width does not limit the size—you can still get plenty of square footage with a deep footprint that stretches back and/or by having a second or third floor.


What are the advantages of a narrow house plan?

Narrow house plans allow you to build in places where land is at a premium. Urban areas as well as popular vacation locations have narrow lots to fit more houses—each one needs street access, of course, so the façades must be slimmed down. Luckily, narrow lots cost less than their wider counterparts, so you may be able to afford property in a more desirable market!


Are there any common design features of narrow lot house plans?

Narrow house plans come in all architectural styles, but they often have layout similarities that help keep width in check. First, if the design has a garage, it's often placed directly in front with front entry or in the rear with rear entry for through lots. Drive-under formats are also common. Larger narrow homes may have front side-entry garages. Inside, narrow homes typically have open-concept layouts to maximize the feel of the space and any natural light. They can also have split or grouped bedrooms, but the more narrow you go, the more likely the bedrooms will be grouped.
