Designer's Plan Information

Elevations -
Includes all 4 exterior views as well as other miscellaneous details. Plate heights, window and door heights, etc. are labeled.

Foundation Plan -
All details and specifications are based on a general code concept of the state the plan is designed in. The variety of different structural zones in the USA may require adjustments to match local standards. Footing sizes as well as reinforcing requirements should be verified on-site based on soil bearing capacity. For Crawlspace and basement foundations post and beam locations are provided and floor joists are specified as pre-engineered joists.

Dimensioned Floor Plans -
Floor plans provide dimensions to the exterior face of stud walls as well as interior walls. Square footage is also calculated to the exterior face of the stud walls and does not include any masonry or exterior materials. Most plans are at a scale of 1/4" = 1'0", although there are occasions when the scale is different, if that is the case, it will be clearly noted on the plans.

Framing Details -
All pertinent information needed to construct the design is provided. Exact products, finishes, exterior materials, etc. are left to the discretion of the homeowner and should be selected based on personal preference and budget constraints.

Roof Plan -
Roof plan indicates roof slope and all ridge, valley, hip, cricket, and over-frame areas and are usually for trussed roofs. Truss designs must be completed by the truss manufacturer. Trussed roof and lateral bracing may need to be handled by engineers licensed in the state where the structure will be constructed.

Cross Section -
Due to variances in framing techniques and local code requirements, the cross sections are general in nature. They are intended only to show the main framing/bracing points of the design.

Electrical Layout -
The plans will include everything typically required by cities for permitting. They do not include the location of the fuse box. This is something that will be different for every home based on where its utilities tie in. Licensed electrician to design and calculate as per local codes.

Cabinet Elevations -
We show and call out elements in the cabinets such as room for appliances and equipment. It is up to the homeowner to decide what to do with the cabinet space, including where to include drawers, doors, shelves, slots, etc. It is up to each homeowner and their builder to decide on cabinets that meet their specific requirements and budget.

Window and Door Schedule -
Door and window sizes are provided on a schedule for some plans and on the floor plan itself for others. If located directly on the floor plan they will be in the following format: feet/inches of width and feet/inches of height. For example, a door labeled 3068 is 3 feet, 0 inches (3'0") wide and 6 feet, 8 inches (6'8") tall.

Detail Notes -
All details and specifications are based on a general code concept of the state the plan is designed in. The variety of different structural zones in the USA may require adjustments to match local standards. There are many factors that affect framing such as snow loads, wind shear, seismic considerations, etc. and it is best practice to have the builder follow local codes and regulations to meet the homeowner's build site's unique factors.

IRC Details - In most cases the code-related notes, details and specifications will be compliant to the current IRC code. In cases where the IRC code information is not yet updated, contact the designer for further guidance; an update to the latest code information is often a simple matter. Structurally, parts of the design are prescriptively designed.
