Designer's Plan Information

Elevations -
Exterior materials, building height, wall/header heights, and roof slope.

Foundation Plan -
All details and specifications are based on a general code concept of the state the plan is designed in. The hundreds of different structural zones in the USA may require adjustments to match local standards.

Dimensioned Floor Plans -
Our notation plans and dimension plans are separate and at a scale of 1/4". By separating our notations and dimensions, it allows our product to offer far more detail within both elements; we do not need to cut back on dimensions and/or notes to try and get them all to squeeze onto one sheet.

Framing Details -
All details and specifications are based on a general code concept of the state the plan is designed in. The hundreds of different structural zones in the USA may require adjustments to match local standards. There are many situations that affect framing such as snow loads, wind shear, seismic considerations, etc. and there is no way to have one plan done to fit all those standards. See engineering notes below.

Roof Plan -
Most homes are designed with stick frame construction; we rarely use trusses. That does not mean the home cannot be built with trusses; some of the notes necessary for trusses can be found on the framing plans or on the elevations.

Cross Section -
We include generic building cross sections that cover every wall type found in our plans. That particular detail sheet covers all of our products and comes with every plan order. A plan will have plan-specific interior cross sections should we feel that our superior noting and plan completion elements did not suffice in describing a situation. For example, if a plan includes a row of arches and barrel vaults to form a colonnade, we would typically provide a section for that.

Electrical Layout -
The plans will include everything typically required by cities for permitting. They do not include the location of the fuse box. This is something that will be different for every home based on where its utilities tie in.

Cabinet Elevations -
We show and spec out elements in the cabinets such as room for appliances and equipment. It is up to the client to decide what to do with the cabinet space, including where to include drawers, doors, shelves, slots, etc. It is up to each client and their builder to decide on cabinets that meet their specific desires and budget.

Window and Door Schedule -
We note each window and door individually on the notation plan.

IRC Details - Details and specifications will be compliant to the current IRC code, and in most cases, they will be in the code-related notes. In cases where the IRC code information is not yet updated, contact the designer for further guidance; an update to the latest code information is often a simple matter.
