Timeless two-story house plan

If you are looking for a small house plan with big curb appeal and an open floor plan, they you’ll want to check out house plan 7739. This two-story Colonial is ideal for a narrow lot and still includes a two-car garage (which can alternate with a breakfast room). Inside this 1,553 square foot home you’ll find a spacious kitchen with a large walk-in pantry that flows into the dining area and living room with fireplace. Upstairs is a master suite with a tray ceiling, garden bath and walk-in closet. Two ample size bedrooms are also located on the second floor.

Small Bathrooms Can Be Tricky

Designing a small bathroom in a small house plan can be tricky, but I found lots of ideas in this great article.

I only have eight foot ceilings, but I ordered a mirror that goes from the sink all the way to the ceiling and painted vertical wide four inch stripes on the walls in off white and light tan and my small bathroom looks amazing. Thanks House Designers for helping make my small space look great and with a minimum budget.

Quality Of Home Construction On The Rise

Builders may not be putting up as many houses this year, but what they are building – they’re building better. This is due to better and more eco-friendly building products and practices, as well as working from better and more detailed home plans to satisfy consumers request for smaller more efficient homes. You’d be amazed how many amenities architects and designers can pack into a tiny house plan.

I recently read an interesting article about the J.D. Power and Associates 2009 U.S. New Home Builder Customer Satisfaction Study, overall customer satisfaction with newly built, single-family homes is up 32 points to 811 on a 1,000 point scale from last year.

“Fierce competition among home builders has led to a market where only the strongest companies have survived,” said Paula Sonkin, vice president of the real estate and construction industries practice at J.D. Power and Associates. “This is great news for new home buyers – particularly first-time buyers – since builders are offering unprecedented high levels of quality, value and service at relatively low prices.”

And don’t forget that the $8,000 first-time home buyer tax credit is set to expire on Nov. 30.

Get Creative With Kitchen Cabinetry

THD Launches Tiny House Plans

Our customer service staff was pleasantly surprised last week by the amount of phone calls they kept getting in response to our Dream Designs e-newsletter about tiny house plans. While many baby boomers are looking to down-size and prepare for retirement, most are just interested in finding the right-sized home so they can enjoy easy and economical living without sacrificing their needs and changing their lifestyle. Couple finds perfect, small house plan

A frustrated customer called today who had been looking for a small house plan without any luck. She had been trying to talk her husband into moving for over two years, but couldn’t come up with a floor plan that they both could agree on. She needed to keep the square footage under 1,800 square feet and needed a home plan that included an optional bonus room they could build out later and a split bedroom design with a basement. I gave her several house plans to look at but when she saw The Madison House Plan, she knew that was going to be the plan to get her husband to finally move out of their 1978 Cape. I was so happy to hear from Judy two days later ready to purchase and letting me know that finding something that both her and husband could agree on was a small miracle and how she really appreciated the customer service and help.

All About Hot Water Heaters

If you want to make sure that you never run out of hot water in your new home, you’ll want to consider a tankless hot water heater. A tankless hot water heater (also referred to as an on demand hot water heater) can be a great solution to your residential hot water needs because they don’t usually store hot water, but rather create it on demand.

There are some limitations and trade-offs to consider to installing a tankless hot water heater, but if properly used these appliances are absolutely great and energy-efficient. They come in point-of-use and whole-house versions and there are electric tankless water heaters and natural gas or propane models. Some tankless units are sized to heat a pot of boiling water, while others to designed to provide enough hot water for 2 or more bathrooms. Be sure whether you choose a small house plan or luxury home design that you have enough hot water to fit your lifestyle and needs.

Looking For Affordable House Plans

I got a call last week from a woman who was looking to build her first home in Virginia. Both she and her husband had moved from Chicago to Washington DC, when she was hired to work for the White House. After living in Washington for several months and knowing that her job would probably keep them in that area for a long time, they started searching for available land around the Washington D.C. area. They wanted to be practical (keeping their commute to a minimum), but still have their privacy, which is why they chose Alexandria. Situated across the Potomac River, they would be able to satisfy their desire for city life and country living.

It wasn’t easy for them to find a lot to build their new home, because they were only looking for a small piece of land to build an affordable home. They also wanted a house design that would allow them to have room to grow. After searching several house plans site, they called us based on the fact that we had the most extensive and diversified collection of small, affordable house plans. They were pleased to find out that we offered free modification quotes and shipping. After talking for over an hour and taking notes about their “must have” design features and lot challenges, I set out to find six house plans to show them that were under 2,000 square feet, had an open-floor plan, wrap-around porch and lots of flexible spaces.

Stay tuned…to see what house plan they will choose. I’m betting it will be the 1917 House Plan, which is not only from our small collection, but is a THD exclusive house plan.

This unusually versatile “ranch” offers both beauty and an array of superb features. An enormous future 1,361 sq. ft. bonus area and optional finished 1,763 sq. ft. basement offer unlimited possibilities.

A three-car garage with work area leads into the country kitchen. Here a center island with a sink and dishwasher makes meal prep and clean-up a breeze. The spacious 21’8” x 15’4” family room is ideal for entertaining. Follow the steps down to the basement where a whole new world awaits! A family recreation room has plenty of room for a pool table and a home theater is right around the corner! And if you get the “munchies” during the movie, no problem! There’s a snack bar included in this space! But this optional basement is not “all play and no work”. There’s a home office and exercise area located on this level also! Rounding out this level are two bedrooms, a bathroom , laundry room and mechanical room.

The 1,361 sq. ft. upper level future bonus room could serve any number of purposes from play room, study, library, craft room, storage…the list goes on and on!
